SCPM keeps up the latest comparables in your market area.  We are members of California Apartment Association and Monterey County Board of Realtors, so we obtain updates on the current market.  Supply and demand are common factors in this current market but during COVID, Govenor Newsom passed a national cap for amount of rent which could be raised per year for rentals.  A new tenant is not capped until renewal. 
Of course, square footage, room count and bathroom count are the main items we use to compare pricing.  Don't forget location, location!
